FOPMI Accountability on Elevator, Parking Increase Violation, Sliding Window ws

Dear neighbors in the yahoogroups,

With respect to making First Oceanic accountable for this latest mistake and faulty judgment, rest assured that it has been officially brought up in the Board. In fact, it was Mrs. Lopez of Cluster 1 who actually asked how much is the potential participation of FOPMI in the mistake in the elevator, during our last Board Meeting before the Holy week break. 

On Saturday, we will be touring an elevator expert, also to check the windows that have been altered to see what kind of common ground we can reach for its repairs, where feasible.

As for the parking contract, I interrogated the Parking Admin, before the Holy week break, and much to my anguish, you could see the lie as it happened. I did not get angry, instead I called Empire East straight, and dealt with the person they (Parking Admin) had been pointing a finger to- Ms Cynthia de Guzman.

After a strategic Q & A, with Karen as the witness, she tells me, they have two-year backlog with the contracts because someone in the department resigned. You can more or less imagine my reaction. not angry, but I told her, people ought to not pay the increase. I said this, because she insisted and argued that the automatic increase was stipulated in the contract. WHAT CONTRACT?

If there are lawyers among you, you would know that the argument of increase would never stand in the two years when they were not able to provide contracts to base it from.

The interesting part, there are those with contracts. It makes me wonder why some were left behind? 

I told Mrs. De Guzman, they cannot impose the increase if there are no legal basis for it. Some of you have contracts from two years before, then that means you can only increase ten percent from that contract, and not the year's of immediate past. I brought up this challenge myself, and Ms. De Guzman of Empire East could not deny the truth to my argument. If there is no contract, then you can only pay the increase based on the contract that you actually have. If you have never had one, must you pay? That is an interssting question.

I know that this is just a matter of headache for some, but well, if you have three cars, like someone I know, it sure makes great savings.

GGS Guardian Issue #1 by Concerned Resident,

Comment: Other than some tenses issues, I endorse this news bit, as it is most likely to be held as the very first attempt to create an inhouse publication that will explain the Board's behavior. It should make for interesting read, in the future. For, if only everyone is familiar how a Board of Trustees work, then each would know how important it is to qualify the nominees based on their intentions and affiliations, if any.

I also think that maybe, we should provide background information of who they are, before actually running. Post.

GGS, Quezon City--The standoff between the righteous and the moral begins.
 
What was supposed to be a happy family get together of sorts among residents of Clusters 9, 5 and 4 turned into a reluctantly concluded affair, after members of the resident mass handlers targeted the club house as their designated mass location, despite the early reservation by another resident group.

As early as November 17, resident of Cluster 5, whom we shall hide under the name resident A, reserved and paid for the use of the GGS clubhouse. At this time, there was no official word whatsoever from the resident organizing group of the masses held within the GGS compound that there was any desire to utilize the clubhouse as the venue of the annual simbang gabi. There were rumors that organizers were delaying announcement to push the Board into granting permit even without appropriate survey from residents' preference on whether the simbang gabi reverts back to its old early morning schedule, instead of last year's revision. 

Similarly, River Rosal, Committee Chair for Safety and Security and Vice-president of the GGS Condominium Associaition, Incorporated (GGSCAI), previously brought up to the Administrator the need to exercise prudence in the playback of praise music, and proposed that a similar survey among most affected residents be conducted to ensure that the volume of the the religious affair can continue without causing grief on any resident, catholic or not.

Sources say, this was ignored, not only by the Administrator, Ana Baluyot herself, but the entire Board, who decided to give permit to the mass organizers despite the number of letters of objection sent both to her and to the rest of the Board.

Additionally, there were a good number of heated inquiries which included an open letter to the GGSCAI President published by another concerned resident, Mrs. W.  She enumerated a number of requests and demands, all of which prompted by the approval of the GGS Board Members to revise the schedule of Simbang Gabi, to allow for an evening schedule, even without confirmation as to whether the clubhouse had reservations or not. She was one of those who reserved the clubhouse on one of the nights from Simbang Gabi series.

'Di man lang nila ako tinawagan para ikumpira kung mag-gi-give way ako para sa Simbang Gabi,' Mrs. W lamented to the author.

In a similar situation, Resident B, mother of Resident A, was adamant in stating that her family schedule was legitimate, since the Administrator and the Board Member X was allegedly challenging it, as reported by Ms. Rosal herself.

To assist the complainant Resident B, Ms. Rosal, dubbed Double R by the security staff, tasked SG Leo to confirm the payment. A few hours later, this was proven with an official receipt dated November 17, and finally, the challenged was laid to rest.

Apparently, Administration staff named Mabelle failed to log Residents A&B's event, despite issuing an OR. One would think the incompetence and misfortune ends here.

On the night of December 18, the evening of the blessed family gathering of Residents A&B, security guards on shift were uncertain where the controversial Simbang Gabi would take place.

Enter Double R. The woman wouldn't leave things be. Why?

In a sworn statement, the woman admits to having a heated argument between the guards Francisco and Ronald. One-sided, she admitted. She doing the yelling.

'Being the Security Chairperson, it is imperative that we lead to protect everyone's rights and privileges. As much as I can anyway,' hinting on some kind of difficulty to deal with some members of security who she suspected to be laughing their hearts out as she spat out the speech about duty and responsibility.

She added with derision, 'Francisco asked, ano ba ang nasa House Rules?' She decided to walk away at this point, where she had the stressful exchange of words with Board Member X, on the doorway of Cluster 1 lobby.

Apparently, Board Member X wanted the Simbang Gabi in the lobby of Cluster 1, to which the Security Chair commented a resounding 'no,' due to obvious fact that there was only one designated entrance and exit in Cluster 1. She expounded, 'If she really wanted to use the lobby, that is even without the approval of the Board, she should have at least prepared directional materials or notices for all the residents who were not informed, and might find themselves in the middle of a praise hymn, worse, homily, worst, the communion.

Further, Board Member X openly said, 'hihintayin namin matapos ang party.' She reasoned that there was no advice for extension from the party occupying the clubhouse. The party was supposed to end at 8PM, but as early as December 14, Resident A had conveyed to Ms. Rosal that they intend to extend, which Board Member X conveniently belies despite the former's explanation to her.

Meanwhile somewhere around these two Board Members, GGS residents intent on attending the mass were scattered in the Cluster 1 driveway, middle driveway of Cluster 4 and Clubhouse and the swimming pool area, where the guest choir was designated to hang out.

Why would the choir, an outsider group, be hanging out in the swimming pool area, where they would readily be recognized by the party attendees?

SG Leo offered this explanation.

'Mga 630 ng gabi, tinawag ako ni Maam X, tinanong niya ang procedure ng extension... Tapos pinaturo niya (hitsura) sa akin kung sino ang nag reserved. Sinabi ko taga cluster 5. Tinanong niya kung pwedeng kausapin; kung pwedeng sabihan na may misa... Pinapakausap niya sa akin, pero maya-maya, sabi niya, siya na lang.

Tapos, tinanong niya kung sino ang housekeeping na naka-assign sa kanya. Ipaakyat na daw ang mga silya bago mag-a-las-otso para alam nila (nagpa-party) na may misa... Pauwi na ako nuon. Sabi ko si Francisco ang in charge.'

Additionally, a resident from Cluster 7, Resident N, reported via facebook chat that her husband was requested to go up to the clubhouse. 'Kesyo umaambon,' she noted. This, even while the party had not ended.

Even Ms. Rosal witnessed the same loaded attitude, when non-resident Mang Bob who usually assisted in the mass asked Board Member X, 'Saan ang misa?' Instead of replying, Board Member X suggested to him to sit and wait around in the lobby area. Much like the other residents who were already sitting on the edges of the plant boxes surrounding the clubhouse. There was no clearcut announcement, at another resident cut the board members' conversation to ask where the venue would be. This was reportedly around 740PM.

On another time, such aimless action could be termed 'loitering.'

Finally 8PM, the hour of reckoning, Resident A decided to cut the party short. Her mother conveyed the embarrassment her daughter felt, seeing people waiting on them. 

'Magkakaraoke pa nga sana kami,' Resident B said with a small smile. 

'Nahiya na lang anak ko,' she was heard telling Ms. Rosal, who was apologizing profusely.

'Pamasko na lang natin yun sa kanila,' the elder woman said in a forgiving tone.

How many times does Resident B must forgive? The same Resident B, whose husband sometimes referred to loud music blaring on their window across the clubhouse as 'Noise Pollution.'

How many times can Board Member X get away with such blatant disregard for human decency?

Many resident attendees noticed the drinking glasses, chafing dishes and catering paraphernalia on the corner of the clubhouse as they entered to find their seats for the mass.

Apparently, the GGS Housekeeping staff couldn't even wait till the party had officially ended before they zoomed in and pulled out the chairs and tables, to replace the chairs and tables for the mass.  

They offered to help the catering people, much to the partygoers' displeasure who had not even completely thinned out at that point.

The party ended around 8PM, with the clean up and the mass preparation, the mass started around 930PM, ending pass 10PM. 

When asked regarding the validity of  the permit extended to what time, the reply of the Administrator was, 'Permit is 830PM onwards.'

Wow, blanket authority.

Well, what did the remainder of the GGSCAI Board have to say about this incident?

More importantly, what did the residents say? Because if it were their party, wold they welcome the harassment, the intrusion and the intimidation and gallantly bow out to the demands of one Board Member X?

November Board Meeting - Parking Rate 2012, Oneway Route.

Tonight, we just concluded another unfinished Board Meeting. An oxymoron.

I am happy that Mr. Lee said they are already arranging the purchase of the panic doors. That one-way door-locking device for fire and emergency protection, he has managed to convince the developer to provide. Thank you.

Right.

I am not absolving the developers for everything, but this gesture on the part of our president is a sign of his cooperation. For that, I am very thankful.

He has also supported my suggestion to request from empire east a temporary hold on the rate of parking, without the increase. The letter will come from our legal.

Yehey. There is precedent to this, ask California Garden residents.

still, tonight was exhausting, we resolve only a handful of matters, most of which will not affect one's day to day activity within the compound, save maybe the one-way parking resolution that us now on paper with penalty amounting to P500.00 effective december 1. Please demand for your notice, in case the Admin or the guards forget to slip the memo in your homes.

Also, there is a resolution that from now on, all matters concerning penalties, we will be notified via individual memo.

I wish there's more.

I wish we can negotiate more.

I wish for so many plans that include immediate effect to the quality ofour lives, but alas, I think my colleagues are more inclined to address plans which have long-termed very permanent effect, but have no future of ever happening.

We are in the Philippines after all. We have nearly exact constitution as the Americans, but look at how we implement our version...

Sure, I want to run after the developers, but we must also have plans as to how to correct What can be corrected which will gain significant points in the value of our investment, and also the quality of our lives. Like?

The playground for the children. Or tambayan for teens.

The clubhouse can be improved. It can be closed off, airconditioned, fanned, retiled, wall-treated...

So many things to fix, like the elevator, the leaks of the gutter, the termote treatment...

So many little things to do, one at a time; we do not have to wage war right away... Well, we can, but we do not need to continue to suffer while we wait for court date.

November Issue - Magtanong sa Admin

Bakit nawala ang dating Property Admin?
I requested for Bing's transfer for the following reasons:
1. She has lost complete control of the powers of admin.
1.1 Walang maipakitang accounting ng mga kagamitan, base sa pagbili at pagkasira ng mga ito;
1.2 Walang file na pagbabatayan ng history ng repairs ng mga equipment at facility na sira at na-repair. Hiningi ko ito nung Mayo sapagkat ako ang Committee Chair for Beautification and Sanitation. Walang maipakita, o walang gustong ipakita ang mga taong huling in charge. Tulad ng walang papeles n nagpapakita na napaputok ng maintenance at ng dTing engineer ang swimming pool electric system habang nire-repair ito;
1.3 Walang maibigay na rason kung bakit hanggang ngayon walang lisensya ang mga elevators;
1.4 Nasira ng tuluyan ang pantry at ang manager's quRters dahil nahayaan nila itong mabasa, mabulok at tuluyang magiba;
1.5 Patuloy na walang sistema sa paglinis ng kapaligiran at pagseserbisyo sa mga residents na naaayon sa tamang serbisyo na pang condominium;
1.6 Di niya mailaliwanag kung bakit nagtanggal ng mga pinagkakatiwalaan na security guards, gayong ang mga ipinalit ay wala rin namang karagdagang alam;
1.7 Wala siyang maipakitang maliwanag na eksplenasyon kung bakit mataas ang ating, at bakit wala tayong sistema ng pagtititpid; Mayroong mga bahay na kahit 5 ang aircon ay wala pang 2 libo ang bayad, etc.;
1.7 Inerekumenda at kinuha njiya ang Pestaway para sa termites treatment gayong ang seserbisyuhan ng ahensyang ito sa kanilang kontrata ay para lamang sa 2 cluster- c5 at C7.
1.8 Hindi siya nagsasabi ng tutuo sa Presidente ng Asosasyon na si John Lee sa pamamagitan ng pagtatago ng importanteng detLye tungkol sa komunidad, tulad ng tutuong dahilan sa paghingi niya ng pera para sa karagdagang chairs and table; tulad ng pagtatago niya ng tunay na dahilan ng unang sunog sa Cluster 9 - hindi po upos ng sigarilyo; tulad ng pagsasabi niyang para sa lahat ang termite treatment, pero wala pong centricon ang lahat ng buildings.

Alam niyo bang minsan niya akong tinawagan kung papayagan ko na pumirma na 'safety certificTion' ang C6 at C7 kahit di nagpapakita ang structural engineer sa compound. Pwede ba yun?

Alam niyo bang kumulekta siya ng insurance para sa isang insidente ng nabagsakan ng bintana ngunit ayaw niyang magbanggit kung sino ang may ari ng bintana? Pwede ba yun? Pero nakalusot siya.

Alam niyo ba na ang lalaking paulit-ulit na nagsabing 'let's proceed with the agenda' nuong GA ay hindi homeowner, at tenant lamang sa Cluster 1?

Alam niyo bang hindi nakararating sa Board Ng inyong hinaing? Ako ang nagbabanggit dati, habang ang lahat ng miyembro sa BoArd ay halos di maniwala, dahil hindi kapani-paniwala na ang naturingang Property Admin ay magtatago ng mga importanteng detalye.

Minsan kong itinanong kung nasaan ang garden expense na nagkakahalaga ng half million. Wala pong sagot.

Itinanong ko bakit hindi lahat ng cluster ay mayroong rug, wala pong sagot.

Marami pa pong iba, ngunit, kung personalan ang pag-uusapan...

Personal kong rason bilang Board Member, residente at tao, minsan it: Iba ang ibinigay niyang minutes ng meeting sa akin at sa lahat ng ibang members ng Board. Itinanggi niya ito upang ako'y magmukhang tanga, kaya isinambulat ko sa harap niya na ang hawak ko ay ang may pirma ni Mr. Lee, at ang kanyang ipinakikita sa kanila ay iba. Wala siyang masabi, at ipinagtanggol siya ng isang Board member, sa halip na huming ng patawad sa kanyang pagmamalabis ng kanyang awtoridad.

Hindi po madaling magtrabaho bilang isang Admin, kaya siguro hindi niya kaya maserbisyuhan ang lahat sa tama at maayos na paraan, subalit lahat po ng nabanggit sa itaas ay nagpapakita ng kahinaan at pagkukulang na di maaaring palampasin. Lalo na at ang bayad sa kanilang ahensiya ay isang-kapat na milyong piso.

Higit sa lahat, hindi maaring mayroon salat sa katapatan o hindi 'honest' na nagtatrabaho para sa ating lahat. Ito ang pinagmumulan ng pagkasira ng instittusyon ng Admin, na sira na nga ang pangalan, lalo pang masisira.

Hindi ko sinasabing ako ang paniwalaan ninyong subalit dapat sana ninyong isipin na ako ay pumayag magsakripisyo ng aking sariling oras para maitama ang maraming pagkakamali na napaglipasan na ng panahon. Mga proyektong dapat sana ay prayoridad, tulad ng gym, ng playground... Ngunit sa halip na ako ay tulungan, ako ngayon ay lumalabas na mapanghimasok, at mapagmalabis.

Dahil dito, isinasauli ko na ang pagiging Board Member. Pagkatapos ng halalan ng Board of Governors, ako ay babalik na lamang sa pagiging isang kapitbahay.

Sa maikling panahon na ako ay nakapagobserba, ang masasabi ko lang, hindi handa ang mga napili nating Board Members sa tungkuling tinanggap nila. Maging ang ibang mga Board Members na mula sa Developers, maliban na lamang siguro kay John Lee, na kahit papaano ay may ganang maglingkod. Siya po ang dahilan kung bakit magkakaroon na ng mga panic doors ang bawat floors sa bawat cluster.

Hindi rin handa ang Oceanic na mGlingkod sa siyam na clusters, lalo na silA ay lilima lamang...

Huling tanong, bakit natanggal ang ating dating karpintero?

Hindi po tutuo na siya ay aking pinatanggal; wala akong ganuong kapangyarihan. Bagamat siya ay natagpuan ko sa isang sitwasyon na may halong kabastusan, hindi rin ito ang nag-iisang dahilan.
Kung ako ay tatanungin ninyong personal, sasabihin ko kung ano ang aking nakita, at sa di inaasahang palad ay may litrato pa ako, dahil kasalukuyan akong nag-iikot nuon.

Ang suma nito, ang ikinuwento niya sa maraming tao, pati na sa mga security guards, ay ako ang nagpatanggal sa kanya. Sa tutuo lang, kung pinatulan ko siya pagkatapos ng gawan niya ako ng kwento, yun pa lamang ay sapat na para siya ay ilipat. Hindi dahil ako ay Board Member, kungdi dahil, hindi dapat ito ginagawa ng kahit sino pa mang nagtatrabaho para sa atin. Slander po ang tawag sa ganitong offense, o paninirang puri.

Separation of Church and GGS Admin: Threat of Religious Persecution in Reverse

There need be no fear that religious freedom would be injurious to the life of civil society or that religious freedom, once granted to the Catholic Church, would intrude upon the realm of political freedom: the Church is able carefully to distinguish, as she must, what belongs to Caesar from what belongs to God.


"Do not be overcome by evil, but overcome evil with good": vince in bono malum (Rom 12:21). There is a profound truth underlying these words: in the moral and social sphere, evil takes on the countenance of selfishness and hatred, which is negativity; it can only be overcome by love, which has the positivity of generous and disinterested giving, even to the point of self-sacrifice. This is the heart of the mystery of Christ's birth: to save humanity from the selfishness of sin and its corollary of death, God himself lovingly enters, in Christ, into the fullness of life, into human history, thus raising humanity to the horizon of an even greater life. This is the message—"overcome evil with good". It can be a guide to all in meeting the great challenges facing humanity today.

The challenge of freedom.

Freedom is first and foremost a right of each individual. As the Universal Declaration of Human Rights fittingly states in Article 1: "all human beings are born free and equal in dignity and rights." Article 3 goes on to state that "everyone has the right to life, liberty and security of person." Certainly the freedom of States is also sacred; they need to be free, above all so that they can carry out adequately their fundamental duty of safeguarding both the life and the freedom of their citizens in all their legitimate manifestations.

Freedom is a great good, because only by freedom can human beings find fulfillment in a manner befitting their nature. Freedom is like light: it enables one to choose responsibly his proper goals and the right means of achieving them. At the very heart of human freedom is the right to religious freedom, since it deals with man's most fundamental relationship: his relationship with God. Religious freedom is expressly guaranteed in theUniversal Declaration of Human Rights (cf. Article 18). It was also the subject of a solemn Declaration of the Second Vatican Ecumenical Council, one which began with the significant words Dignitatis Humanae.

In many States, freedom of religion is a right which is not yet sufficiently or adequately recognized. Yet the yearning for freedom of religion cannot be suppressed: as long as human beings are alive, it will always be present and pressing. Consequently I repeat today an appeal which the Church has already made on numerous occasions: "It is necessary that religious freedom be everywhere provided with an effective constitutional guarantee, and that respect be shown for the high duty and right of man freely to lead his religious life in society" (Dignitatis Humanae, 15).
There need be no fear that legitimate religious freedom would limit other freedoms or be injurious to the life of civil society. On the contrary: together with religious freedom, all other freedoms develop and thrive, inasmuch as freedom is an indivisible good, the prerogative of the human person and his dignity. Neither should there be a fear that religious freedom, once granted to the Catholic Church, would intrude upon the realm of political freedom and the competencies proper to the State: the Church is able carefully to distinguish, as she must, what belongs to Caesar from what belongs to God (cf. Mt 22:21). She actively cooperates in promoting the common good of society, inasmuch as she repudiates falsehood and educates to truth, she condemns hatred and contempt, and she calls for a spirit of brotherhood; always and everywhere she encourages—as history clearly shows—works of charity, science and the arts. She asks only for freedom, so that she can effectively cooperate with all public and private institutions concerned with the good of mankind. True freedom always aims at overcoming evil with good. Vince in bono malum.

Draft: The Tale of Two Divided Gentlemen

It is unfair to think that any one Board Member could possibly enjoy more privileges than any resident, just because they are Board Members.  For the three if us, the resident reps, we get nothing out of it, save the meal that comes during meetings.  And there had been four: April, May, July, October.

I cannot speak for all, but if I have to be frank, let me say that GGS is much too large to be run by a small group with centralized management style. Historically, this was the reason why the Spanish colonization did not work to its fullest potential even if they brought with them the beautiful gift of Catholicism.  Instead of unifying, they created a diversified group of Filipinos who are either lazy and unreliable, or passionate to the point of aggression. Certainly, this system of governance bore generations of indifferent and apathetic people, tired of being ignored.  There are also those who clung to faith like it was the only thing that could keep them sane, or that it was the only thing to do to conform.

But then there are those like me, as well, who every now and then get a good idea or two, get a good momentum or two, and try something that works every now and then...

Remember, there were guards immediately after the fire, and that was initiated as early as 3AM, because we had guards who could have lost their lives with heart attacks as they valiantly fought alongside the firemen.  Mostly, because they were those who could no longer sleep after the threat.

The Board agreed to it, I mean if they had not, I would have been billed. Yikes, but then that's my usual response. Bill me. But they agreed, and that's all that matters.  There are negative and positive sides to that... see me.

Also, the grounds is improving slowly. Although we have to fight tooth and nail with traffic violators.  It's always been one-way, folks.  There is something wrong with you as a driver if you did not know that.  What do you think the rotunda is for? Or the sign in the middle of the rotunda?

If you had been speeding, that is more than 5kph within the compound, you are one nasty, inconsiderate sonnamagan, who couldn't be bothered to care if there were kids or elders, even dogs crossing the driveways.  Sure, those three groups should not have been loitering, but it doesn't absolve you of speeding.

What do you think are you supposed to do if you are driving within residential zones, places of worship, and educational infrastructures, hmmm? Do you really need the guards to tell you off? My friend tried to see if we can deputize our guards, like in Dasma and Forbes, but my friend said there is a required training, which meant we must spare the guards time and etc... can we do that?

Why are there no parking zones along the driveways (though I was not part of that resolution)?

Can you honestly comfortably fit two cars in the driveways?  Like, can you pass if a Ford Explorer, which is the largest vehicle in the community, were unloading an elderly or a child in the designated drop off zone? If your answer is YES, then that's good for you and your motorcycle. But if you answer is 'My car is a Cherry,' which is the smallest in the community, then you're exactly the kind of person who shouldn't be sitting on the Board. Or be voting, for that matter, because you cannot be bothered to care for the plight of one, let alone the others.  Sadly, you are a unit owner who must be heard.

The Board must think for the good of all, and the good of all means no matter how less you are in anything, you will be considered. 

I know that sounds like it came from 'The Republic,' but last I hear, I live in one.  Therefore, you're fortunate to a point that you live in the same one as I do. If I am aware of your injustice, then I will try to fix it, that's the only way I know how, even if half the time, I do not personally recommend the fight to go on for the aggravation it will cause you will not have been commensurate to the prize. But for principle, I get that.

A man (person) without principle is like a man with a cheap mirror at home. Terribly sad.

But like the others, write me a letter, like those who had termite problems, those leaks, those lights, those whatevers...  I will do my best in my authority to make a solution.

If not, I will personally crusade it to the Board. Just do not leave me hanging next time like those residents from Cluster 6 who barked and barked but do nothing to corroborate their loudness.  Still, even that issue was resolve.  Do I get a thanks, for being the idiot who listened to them? 


No, surrey, they even talk behind my back, and some of them even manage to corrupt others. Actively corrupt others. I don't really need a 'thank you,' but I would appreciate if you can just go to another Board Member next time. With all the problems we are facing today, I would rather work with people who can appreciate every positive outcome that take place.


Honestly, there were days I spend wondering whether the serious issue we tried to resolve recently, and resolve we did, was tinted with personal vendetta, to which the only fortune of the compound was that it had surrounding circumstances that eventually led to the benefit of the entire GGS. I sleep better now thinking that.


I will not push in or push out anything again without paperwork.


If you had never been part of any government decision making, whether it be a mock-UN, school council or Republic of the Philippines concern, then you would not know the weight of moral repercussions of every decision. Unless you can live by the personal guilt borne out of banning a person from entering their own home of several years, or watching the stairs of someone's house fall to the ground because it had been made the choice meal of termites, do not judge. Pick a side in the issue where GGS is concerned, or zip up your lips until you have something truly altruistic and helpful to say.

Opinions do not count even if they are constructive criticisms, because unless they have embedded suggested implementations, they become mere noises that add to the pollution in the decision-making process of anyone trying to accomplish something tangible to reverse the negativity.

Add to that, it's hard enough for the Property Admin, Property Engineer and staff with someone like me hanging around observing and meddling.  Let's not give issues that are not on paper, and then feel inordinately pissed that we all did not remember.  There are 786 units, do the math, folks. Just five leaking pipes happening all at once, and I gotta tell you, no one is left in the staff to fix yours, so be a little bit more patient.

Problems and Solutions
The thing is you have to make a distinction first whether your problem can be catered to by the developer, the GGS personnel or service supplier, whether you require the latter or not.  If the answer is the last two, then we can solve it, if it's the first one, the solution will most likely be not in any of our small hands, though positively many hands.

So, I only always ever ask that you document your problem.  Otherwise, I end up looking like a stranded person, and worse, if serious enough, in every Board Meeting whenever I make light of a situation, some of which although the Admin or other Board Members are aware of, they keep mum about. For good reasons sometimes. I cannot blame their personal reasons, even if some of them are either borne out or apathy or selfishness. It doesn't mean it doesn't frustrate me, or worse, anger me. Because it does.  Every single time.  I think Mr. Lee, the President, if he had a gavel, he would pound on it each time my frustration creeps up, and authoritatively remind me that my position exists at their behest.  They did vote for me.

The thing is, dear neighbors, you would think that all of them would take my words and reports in confidence, being a member of the small circle of decision makers.  That I am a witness to the problem I bring up. They voted for me, for crying out loud, much to their bitter aftertaste, they must be realizing. BUT why the fudge would I make things up about some issue or some supplier's incompetence, or about faulty contracts, or the existence of contracts itself. But no, when I get in there, I am just one in five.  The interest I represent is similarly just one in five.  My vote, ergo, is only one in five. So unless you have substantial evidence for me to use, the problem cannot be responded to with appropriate measure. Trust me, I have tried it, and it failed. Fails.' 
  
The gentleman who approached me recently said, 'Baka di lang naipapaliwanag maigi.' Meaning I fail to convince. Read the way I write. Do you think it is not logical? That I am not logical. I influenced for a living at one point in my life. I wrote a column for a living. I was a Marketing Comm specialist for a number of companies. I know how to win my case, and when I don't, I try the armed with faith, passion, crazy routin, which is a desperate measure for all it's unpredictability. That too failed. Fails, each time.

'Dapat gawan ng Board ng paraan yun.' He meant the termites in his house.

Meron naman paraan. Kulang lang. Sobrang kulang.  But why kulang? That should have been his follow up question. But instead, there was doubt to my performance. You either choose to believe I help you, or  do not come to me.  There are three of us; it doesn't have to be me that you approach.

I can resign, acutally, after all, there is hardly any cluster 5 resident who approach for assistance...

I took the position for those who wanted to be heard, but were not given the chance, but it doesn't mean I do not have a mind of my own. You think? If you do, you're an illiterate idiot who needs to practice reading the newspaper to improve your comprehension skills.

Termites
Going back, I cannot speak for everyone, but I have been a hound on the termite issue. I believe if the supplier had enough balls to come after me, for making their lives hell, they would have sued me long time ago. From the onset, as early as the day after the contract came into effect, I had been breathing fire on the Pestaway contract, trying to put structure to the treatment process, trying to include all the clusters, and most especially those houses who have been, still are infested.

You do not actually need to know every grueling detail, but I will tell you personally of the status if you come see me.

But know this,  FOREVER I will say, the amount of service must always be proportional to the amount of payment, contract or no. I don't mind seeing anyone in court.  The last time I was there was observing my teacher haul MTRCBs ass to court.

I gotta tell you, I would have been a good lawyer, but I would have been a poor one, with several death threats over my head. Let's leave it at that. Besides, I am a better Mother for it.  What else in this world can possibly top that?

Fire Department
The issue with the fire department is ongoing. It's progressive, at least. There have been improvements. They are the following:
a) Emergency lights on the hallway;
b) Panic door installation, courtesy of Mr. John Lee's talks with Empire East, as of October Board Meeting. Installation, cost of which we will bear, should commence soon.
c) Identified illegal parking zone as determined by the QCFD

Dear God, do something about it already! I've pointed them out... do we have to wait for the tow trucks to get those cars. The neighbor residents must know, before the tow trucks come in. Did you know that some hoses and fire extinguishers were not utilized because there were vehicles barring them? The same with exits.

About them tow trucks. You would think I am such a sonnamagan for wanting them to be towed. But I am just protecting the population.  Some exits were not utilized during the fire. One door was permanently rendered useless because someone, possibly, parker made a crude locking device so that the door only opens to a point where the car will not get hit. If I were the Property Administrator, I would take a look at that...

If I were a lawyer, I would push that door open even if I hit the car, to prove a point, then leave my insurance agent's number and my own.  Because my my ten thousand participation fee and a little court time will have been immaterial to me. 


It still is immaterial to me. Like I said, death threats hanging over my head.  


I do not want the owners of these illegal spaces punished but they will be, for their part, because it's in the Fire Code, 3meter distance from exit was stipulated in the Notice of Violations issued.  Two of these violators are my friends, but Empire East has to tell them where to park... That's not the point, they should know that they are in violation.  The warning should have stood only for 24 Hours, but it's been four months.

Why have they not been told?  Should I? They could make their own decisions. Because if they can't, I, along the rest have the authority to make it for them, not as a Board Member, but as a Member of the Assembly...

But is there anyone who would volunteer to inform these fourteen parkers?...

That's what I thought!


You wish to hide behind a few when dealing with another neighbor, but if it's criticism, it's all point, point, point.  I get it. You do not want to argue; quite frankly, neither do I. Personally, I think you should let the status quo stay for as long as you can if you cannot make an equal amount of judgment per problem based on weight against the big picture.  Why? Because it would be an equal rights issue to those who were subjected to the rules, while the others were safely covered by the 'good deeds' quota for the month.

But I am a Board Member, the Safety and Security Committee Chair, so I will judge you based on the file that is in my hand regardless of time. If I do not have it yet, that's great for you. But if it is, then I will impose what exits in the House Rules as it is written - and possibly make more, if more is needed -  but not any time before you are duly informed.

PEACE KEEPING, PARKING AND VIGILANTES
I hear there is an issue about the other gentleman who helps me police the illegal parkers, on-ground traffic violators.  No, I did not assign him, he volunteered all by his wonderful self.  And I accepted with gratitude, in the same manner that I accepted from Mr. Wagan with gratitude my position as a Board Member when I was finally proclaimed.

I accepted this other gentleman's generosity not only because he wholeheartedly volunteered, but because he, too, is a concerned resident. He has the right to impose upon all of us the provisions of both the Master Deed and House Rules. Period.

I was only lucky that 'how he sees the traffic situation, is how I see it, too.' My advise to you is if you are not entirely certain that what you did was a provision instead of a violation, apologize. Be the bigger man on the issue, and come back when you are certain. Because that other gentleman is very certain of his bark. He makes sure his argument is winnable, and that he excludes no one, which was the best reason he has my approval. Besides, he not only has the side of the House Rules, but he is also protecting others who cannot protect themselves against bullies who park their way into the quiet fold's privileges.

I heard he could be physical. You know what, the reports say he was provoked. Read it, it should be a public document, or ask him, too, instead of singularly listening the the other side, and then at some point calling me up and telling me the guards could be bought. You are one hell of a sonnamagan for saying something loaded like that without the whispering herd's statement on paper.

If I may, I was there one time, and was a witness to a what could have been another altercation between the same parties. Even after I asked both of these two to separate, for fear or another case of slapalooza, two hours later, the woman who I later learned was a transient resident of Cluster 2, was sitting in Cluster 1 plant box. Idly waiting, who knows?


Your opinion matters but let the courts decide, where that gentleman and the woman who slapped him are actually in the middle of right now. At the moment, I am on his side, because unlike the others who silently mope for the loss of their rights, he his taking it back.


Accusations
Over the weekend while laboring on the decor you see on the walls, a gentleman approached me and made light of certain issues. I responded to some of them, and somewhere along the way, he managed to mention 'as long ang iba ay di nakalalamang dahil lang Board Member sila.' To which I replied with the speed of a cheetah, "Ako ba palagay niyo nakalalamang?"

You cannot say anything of that accusatory nature to me and not expect a growling rebuttal. There are only five of us in the Board.  Three of them live here. Two are representatives from the Developer, the latter irrelevant to accuse for obvious reasons.

Out of the three, which one do you think was the comment for?

There was a woman
A very respectable woman once pointed out that there was one in the Board who was 'unqualified.' I cut her off, regardless of her age and stature in this community and in the academe.  I said. 'Ako po iyun. Pero di iyan kaila sa lahat ng Board...' I said other things that might have shocked the hell out of her, including my admission, but that's what you get for coming in with a gossiping tone.

That woman came in not knowing who the President was, among other things. And yet here she was coming in with the accusation, as if she did not know it was I she was talking about?  There are only three resident Board Members. One was her friend, two, a lawyer who is the friend of her friend, and then me, an unqualified person, whose only claim of qualification was the vote of the incumbent Board of the time. Like I said, must be some bitter after taste.

Whether the Board now regrets having to choose me previously over Kiko who had the same qualifications as I do, if not way more, I cannot squander the opportunity.  Must I enlist the number of accomplishments being the chair committee and Vice-President? That's just disgusting, but let me tell you this, they will never squander the miscellaneous fund again. There will be no withdrawing and not returning to the miscellaneous fund again.

Lastly, did you know someone tried to pass off to the Security and Exchange Commissions that our election did not achieve enough quorum to pass the Board of Trustee Resolution from 7 to 9? Yet, there was an appointed Member in GI Sheet? Worse, the signatory of the submitted document as the Corporate Secretary was the person the Board 2010 announced in the beginning of the meeting, as per record, to have resigned?

But this will not happen again. They know it, because I know it, they can no longer do it. It could have been a mistake, who knows really. The point is, it's not happening again. I made sure with the SEC.

Am I arrogant for my pronouncements? Sure, as is defined by Webster. But where the Scriptures is my beacon, this is courage, valor and faith that the right will prevail as long as I have no personal gain to taint my efforts.

Arrogance, on the other hand, is believing you can put one over someone who has nothing left to lose.

Might I suggest next time, if you are coming over to my batting cage to call a foul on my past practice hits, bring a heavy bat.

Also, make sure you are better than me at eyeing a curve ball, or throwing one.

Because I played varsity.

AUGUST 2011 - GARAGE SALE FOR A CAUSE

Dear neighbors,



Let us all participate in this weekend as our way of getting to know our neighbors, while at the same time also helping out to some of our very brave in-house staff who risked their lives, their health for us, trying to put out the recent fires.  We aim to give them 'Panghapunan Package' consisting of rice, grocery and possibly, with extra GC to SM so that they can get their meats as well. TARGET FUND P20,000.00. 

Please find below the details for those who wish to join, and for those who cannot be accommodated by the Admin Ofc for whatever reason, please get in touch with me, via mobile +639175358390. Include your name and whether you are interested in a) Foods, b) Dry Goods, or providing a c) donation, in  cash or kind.

You may also get in touch with Dhing Javier =) our ever hardworking liaison every October and December. She will also set-up a  Sign-up Center tomorrow, 130PM onwards at Cluster 4 Lobby. First come, first served. There are only 43 slots, so HURRY.

On site, we will also have the following:

TIMES TALES (I-StudyCenter)--a 90-minute special class on learning to multiply (and divide) and loving it. Fee: 200/student (group of 10); Batch 1 (9 years old and below) Batch 2 (10 years old and above). Individual class, P1000/ 2 hours. Location: Conference Room, Schedule: TBA onsite.

BANTAY KALUSUGAN PROJECT a one-day health diagnostic service by a mobile clinic, to be scheduled end of September. Services shall include CBC, Hepa B Screening, Creatine, etc.  Basic package shall be P250.00.  Portion of it will go to the GGSCAI In-house Rehabilitation Project Program ONLY.

MUSIC APPRECIATION CLASSES (Voice and Piano Lessons) a survey of students so that we can get a private tutor, most likely the professional coaches hired by some of the Mary The Queen choir. Classes will be held at the function room.

BODY ACTIVE CLASSES (dance, hiphop, aero-hop for al ages) a similar survey so we can get instructors for the different classes.

b) Survey sheets for service suggestions and comments pertinent to previous performance of First Oceanic, and expectations on the new Property Administrator and Engineer.

c) Survey sheets on the services provided by the different agencies GGSCAI currently contracted.

Last but not the least...

d) Survey for the nomination of the Board of Governors =)
