June 2011 - Garbage Chutes & Cluster 6 Repairs

GGS neighbors,

The locks installed in some garbage chutes in a couple of clusters were 'unworthy,' meaning, they have not completely sealed shut the garbage chute. The Maintenance group has promised to correct this misdeed within the week. Please be vigilant in reporting any more similar incidents.

The Adjuster (third party assessor of Prundential and Malayan Insurance) named Erickson Benitez of Cunningham & Lindsey has made an appearance today. I was invited today to go along and do the horrid duty with Lydon to walk him through the scene of the fire.

Anyhow, why has he only appeared today? Smiling but altogether chagrinned, he remarked that his office has only been informed of the incident two days ago. Lovely job, both the broker and the insurance peeps.

If it were up to me, they will not be renewed, but then, if you think about it, I am not altogether sure that we are a profitable client, anyway. Imagine, this year alone, in the span of six months, three fire incidents already?

Fire Incident since Jan 2011

Yes, Apparently, according to C6-9H, there had been a fire incident in Cluster 6 about a month ago. Only, this fire did not require any professional assistance from the fire brigade. Property engineering personnel Lydon reluctantly commented that the previous incident was effectively extinguished by the handy dandy tank of fire extinguisher.

Folks, I cannot express the importance of having one in your home, even the smaller tank.

Going back to how unappealing we are as insurance clients...

Cluster 6 Repairs 


It appears that the entire garbage chute will have to be rebuilt. That is completely insured, of course.

The fiberglass chute from 1 to 8 has completely disintegrated. Hopefully, the repairs will happen within the next week.  The Association will advance the repair costs so that rehab will commence ASAP.


Your floor tiles will also be changed. Think about upgrading? That is why Cluster Governors are needed. Find 3 people, posthaste!


-> They have to be fully paid. Proof is through title deed or certificate of full payment from Empire East.
     See contact person downstairs;
-> They have to be a resident. No proxy! A tenant can ask their owner's representation;
-> They have to not have arrears in any form, as enumerated in the bylaws;
-> Just write a letter of intent, stating why you want to run, sign with appropriate contact details.

Initial investigation by Menguito Rep of the stairwells indicated need of repair as well. I forget the term that also starts with R. It sounded like retrofit.


The C6 elevator is grounded, meaning you might end up getting extra stops every once in a while. Repairs should commence next week.


Whatever else you see, and I cannot express any more the importance of checking and reporting.

Smoke seeped through their unit. That is why it is imperative for all units beside the chutes and elevators to check for any signs of leaks, so that this can be prevented. You wouldn't want this to happen to you. Especially not when you do not have content-insurance. 


(The Board is working on this. Initial offer from BPI is P486.00 annually for a P400,000.00 claim against fire and lightning. I had it upgraded to include flooding and water damages due to pipes bursting.) Watch out for posters for details.

In the meantime, the chute openings will now be sealed shut to prevent further medical issues arising from smoke residue inhalations, etc. It is not yet clear whether our policy includes medical endorsements and relocation for badly affected residents, but in the event that our earlier brokers-negotiators scrimped, we will rectify this on the next policy. If we can make amendments right now, I will recommend one.

Residents of cluster 6 will now have to carefully pack away their garbages, and leave them by the floor side of the chute room.

Please pack your junk properly. This goes to all residents.


Garbage and Housekeeping

It shames me to discover how some of us are so inconsiderate that even in the middle of this crisis, they felt the pressing need, to claim their precious entitlement and use the non-existent garbage chute, and throw their nasty discards over.

Yes, when we visited the garbage room this morning, we saw some fresh trash. They were not even wrapped or contained, for chrissakes!

We are mostly sane people, so I suppose there is now the immediate need for that tamper-proof security cams in this specific area. This way, we can be protected from that once-in-a-blue-moon moment of insanity.

Anyone who does not wrap their trash properly should be penalized, don't you think? I learned that the housekeeping personnel sort the trash by hand, which takes away their precious time from cleaning your floors, or walls, or your lobby windows. And to think some of us get inordinately pissed (off) because of the unkept floors, but this is why.

Sorting the trash as I have witnessed, is not an ordinary business. It is an extremely want-not job, I tell you.

Let us help them help us.

No wonder, some of our hired hands treat us like crap, some of us certainly deserve it, monthly dues or no.

I will personally suggest that we acquire catch carts so that they no longer have to clear the trash when the garbage collectors come. And instead, they can focus on keeping our environment and amenities the way it is supposed to be, 'shining, shimmering, splendor!'
